
West Bay
For a true Caribbean feel overflowing with local character, and most affordable to high end pricing, you can enjoy a varied coastline with views south onto Seven Mile Beach, northwards to open ocean and eastward over North Sound towards Cayman Kai. There are several short-term rental areas along Barker's Beach and Boggy Sand Road, mixed with upscale homes. 'The Shores' is also an exclusive residential area. West Bay has something for everyone.
Britannia

North Sound

The very popular houses and apartments around this North Sound area start at mid upper range. Seven Mile Beach
If you're looking for the glamour and excitement then Seven Mile Beach is the spot. Here you will discover a fine cocktail of executives blended with visitors and residents enjoying the area's lifestyle, the whole area vibrates with life both on land and underwater. Traditionally a North American playground, this is a great investment for the global crème de la crème. A prime sort-after location with a short supply of properties, this is predicted to be the best of real estate opportunities. Seven Mile Beach offers Grand Cayman 's visitors its greatest resorts, restaurants, nightlife, water sports and golf.
George Town
George Town is the main commercial centre on the island and is particularly convenient for families as schools are situated on Walkers Road, which has excellent residential properties with gardens. There are also basketball courts, football fields and baseball pitches. South Sound, complete with all of its beaches and its own sporting facilities is also nearby. Accommodation pricing in George Town is mid-range, but bargains may be found here.
South Sound
A beautiful, quiet, family friendly residential area, close to schools, and sports facilities such as the squash club, tennis club, and rugby club. This well established community is an outdoor enthusiasts mecca. There are things to do for everyone in your family, including kayaking, wind surfing, kite boarding, snorkeling & running. Easily accessible with minimal traffic issues, due to the numerous roads available in and out of the area. 5 minutes drive from George Town, schools, and a short drive to the facilities of Grand Harbour on the outskirts of South Sound. This area is fabulous for families.
Red Bay/Prospect
A good place to find a quiet community, there are many residential areas about ten to fifteen minutes away by car from George Town. The local shopping facilities are superb and if you like boats, the convenience of owning a dock at the bottom of your garden is also hard to beat. A mix of inland and waterfront properties are still available for purchase in this area. Due to the general desirability and rate of growth in this area, it's a good place in which to invest and call home. Pricing for properties starts from mid range apartments to very exclusive million dollar homes situated in areas such as Patrick's Island and Prospect Road Point. There is also a large rental selection of homes and condos.
Bodden Town
Very picturesque area with seaside views, stunning cliff edge scenery, mature trees and inland lakes. This district appeals to first time buyers and young families, because prices for houses are truly affordable from the low to medium range. Canal front properties can be found in Sunrise Landings and North Sound Estates. Beach Bay on the south coast offers dramatic sea cliff properties with a small beach at Sea Spray Drive.
Frank Sound
There are many upscale, but most are affordable properties within the mid range in this area despite its popularity with families and nature lovers. Along the coastline are a number of exclusive residences that enjoy the sandy beaches and snorkeling.
East End
Here life moves at a slower pace. Traditional cottages blend in with the many churches and a handful of shops selling local specialties. Pricing for homes is from low to mid-range. Rentals are surprisingly reasonable - perfect for a seaside retreat. Along Queen's Highway, there are dramatic coastlines with beaches and bluffs and hidden high end priced properties. Short-term rentals are few and far between.
North Side
These were the last of Cayman's districts to be settled, and are now considered to be home to the friendliest residents in Cayman. Pricing for homes is very reasonable here when compared to the rest of Grand Cayman and are from low to mid-range. This is also an area to consider when looking for a short term rental income as the sandy beaches and relaxing environment are ideal for visitors.
Rum Point
Both Rum Point and Cayman Kai are havens for up market holidaymakers and Cayman residents who treat themselves by renting houses for weekend getaways. Water sports, fast boats, beautiful beaches and glamorous barbeques seems to be the mantra and most people who own or rent properties here use them as holiday retreats. Full of top end luxury beachside villas along tranquil white beaches, forty-five minutes by car from George Town, or catch the Rum Point ferry from the Hyatt Marina for a very comfortable thirty-minute ride. Houses here are exclusive and definitely on the high end of property pricing.
